f 'AGENDA SECTION'.
ITEM
MEETING. 11-14-77
REQUEST FOR COUNCIL ACTION DATE
ORIGINATING DEPT./DIV.'.
Adm
NO.: ITEM DESCRIPTtON' Bids - Rmcdeling Old City Hall.
DEPT`. HEAD APPROVAL.
Bids to remodel the Old City Hall were considered by the City Council on October 11,
9
,Wtose bids were as follows:
Roger Sheehy
$291r000
T. J. Mel'Lsmger
298,500
James Steele
305,500
Stratton & Neilsen
307F614
G, G, Kranz
312,500
Berglund Cons traction
313,700
Adolphson & Peterson
316r7OO
Shaw-Lundquist
324,490
Consideration of these bids were continued until such tine as the staff could
ovaluate the bids other alternatives, The low bid had exceeded the architect-Is
dstimate by approximtely $40,000.
The architect and staff have reviewed the bids and are recmrendl I ng the low bid o
Sheehy Construction be awarded for the following reasons:
1. The e3`-ght bids received were extremely close considering
the project is a remodeling type. TUs would indicate
that the specifications were relatively clear and well
deflLned, The eight bidders are considered to be respectable
and quality contractors.
the project were rebid it is likely that a nunber of
these contractors would not re---bid,. and the chances of
0
getting less quaed bidders may -increase,
3. If the project is rebid it can be assumed the bids will
reflect a higher price based on the normal escalation of
6 - 8% and the new wage scales which will take effect in
May, 1978. Therefore, if the project was rebid and $25,00
610
worth of items were removedr the City could end 1 up with th
cost,
4. The proj ect is a sinple functional type with no frills or
non-essential elements. It does not appear feasible to
remove $40,,000 fran the design, and provide an acceptable
or adequate facility.
5,, The Architect has estirrated it would cost $400,000 - $425rOOt
to construct an entirely new fire facility at the present
location. This is based on recent fire station construction
bids of $42 per square foot. Therefore, the cost of a new
facility could be $100,000 - $125,000 mre than a-remcdeling
project.
I
