January , 1978
PANNING REPORT
CASE NUP1BER:
APPLICANT:
LaCAION:
ACTION REQUESTED:
PLANIING CQ{SIDERA'IONS:
1086-77
Graphco, Inc.
East of Cong Lake Road, North of Courty
Road C (see sketci)
Approval of Variance to Number of
Employees
1. Graphco, inc. owns a network of fas service printing shops in the
Metropolitan Area operated under.the name of "Mr. Print". A"Mr. Print"
has been 1ocated n Roseville for some time on County Road C, just west
of Ramsey Engineering Company. Dick Wicklund, who owns tne operaion
purchased ie old Winnebago Bu7lding and proposes to move his loca
"Mr. Print" retail and prining outlet to hat location. Business is
growing rapidly and he finds his presen quarters inadequate. The buiding
wvuld also house offices far the organization.
Z. The land is zoned S-3 and allows a priniing operation up ta ten employees_
i'he applicant is seeking a variance to ihis requirement to allow empioyees
involved in the printing aperation up to twenty. DUe to the exremely
large setback of the building off Long Lake Road, and the amp7e grounds
around the property, we feel that the additional ten employes in the
printing operation wili nat have adverse atects on the use of the land or
coniigaaus properties.
3. The building was formerly occupied and approved f ar sales and servicing
of recreaional vehicles. Inasmuch as the rear portion af the building was
specifically designed for this purpose, the applicant proposes to continue
to service and repair recreational vehicles in the westerl_y ha7f of the
building. Inasmuch as the permit has already.been granied for this purpose,
no additioral acton is required for this opera'ion at this time. Ultimately,
the appicant proposes ta utilize the entire building for his printing
operat3on and office functions.
4. In considering approval of ihe variance reuested, w
Planning Comnission and Council consider attaching a
repair of recreatonal vehicles or storage of such
be confined to the area west of the chain link fenc
fram the service area ot the si'te. The applcant is
conditian and ihere is, of course, ample propery t
to that restricted area.
e suggest tat the
condition that the
vehicles sha11 b
e dividing the parking area
agreeable to this
o accommodate this function
