The State Farm Nfutual In�urance f�orth Central Reg�ona3 Office has been <br />located in Roseville since the ear7y 195�'s and is currently accommodated <br />in a building of approximately ]04,0�0 square feet rr�ich they own between. <br />Commerce 5treet and Highway 36. They have recently purchased the land <br />ta the easi over to Albert Street. They currently propose to construci an <br />addition of approximately 100,000 square fee� on the easterly property <br />connect�ng �t to the existing building by a link designed ta cross the <br />existing storm sewer pipe which runs along the Pascal Avenue Alignment just <br />east of the existing bui�ding. <br />2. Representatives of the State Farm Mutual Company and their architects <br />(Ell�rbe.) have met an sEVeral occassions with ti�e City s�aff. Extensive <br />pl ans for tne bui ld�i ny ,�i.F�e s i i�, and �ar�asca��r�g har�e �eer� ;�r�pu�ed and <br />reviewed by the staff. Copies of these drawings wiil be available for <br />presentation at 'the Planning Commissian meeting. Attached is a small scale <br />drawing of the pro�osed site and landscaping plan. <br />3. Attached is a copy af a letter prepared by the State Farm P�lutual Campany <br />exp�a�ning their proposal and the reasons for the variances requested in <br />th}s case. We suggest you read that le�ter at this point, ratt�er than <br />repeat the data in this part of the report. <br />4, 4k �net with the applicants and architec�s at considerable <br />staff inembers at City Hall, the suggestions for change <br />have been conveyed to them and have been incorporated in <br />proposed. We feel the overall deveiopment is well done, <br />and will be good for the Ciiy of RoSeville. Sidewalk Cons-iruction: !r!e feel e�imination of the s�dewalk on <br />the east side o� the property is appropriate inasmu�h as this <br />str�et is not really a City stree� but an off-ramp serving the <br />Highway 36 interchange. Sidewalks cauld be constructed along <br />the south side of the praperiy contiguous to Commerce Street <br />as required. <br />
