The Behr's owrn a parcel of land on the north side of TranSit with 42C feet <br />of frontage an Transit Avenue, and a depth of I3� feet (after dedication of <br />an additional 15.5 feet of right--of-way for Transit Avenue). The easterly <br />lot line currently goes thr-ough two houses �hat are constructed on the east <br />side of their praperty. The Sehr's propose to correct this condi�ion by <br />dEeding a strip of land approxima��ly 12 feet wide off the easterly side <br />of their property so as �o place these houses over five fieet from the new <br />property line. Inasmuch as the lots in this area were platted at 75 feet <br />and prior to the 1959 Zoning Ordinance, the re�uired setback for these <br />existing lots is tive feet. <br />2. The remaining frontage on Transit Street is approximate�y 414, which the <br />Behr's propose to utilize 155 feet of frontage for two lots which wiil be <br />sold for single family purposes. The first lot {next to the existir�g <br />homes) wouid be 80 feei in width, and the second 1ot would be 75 feet. The <br />use of these lot sizes would allow for the #uture develppmeni ot the westerly <br />partion of �he property into two 75 foot lo�s and a fifth lot of approximately <br />109 fee� to accommodate the existing single family home. <br />3. The ��ts in the subdivis�on to �he south as indicated earl�er are all <br />platted at 75 feet. We feei this proposal is a reasonable ane,consis�ien-t <br />with our past policies of ailowing lots at a minim�m 75 feet �n areas <br />where such lots aiready exist. <br />
