The Behr's own a parcel of land on the north s�de of Transit with �26 fee't <br />of #'rontage on Transit Avenue, and a dep-�h of 130 feet (after dedication o� <br />ar� additional 15.5 feet of righ'�-of-way for Transit Avenue}. The easterly <br />lot line currenily goes through two houses that are construc-�ed on the east <br />side of their property. The Sehr's propose �o correct �his candition by <br />deeding a strip of land approximateiy 12 feet wide off the easteriy 57d� <br />of their property so as to place these houses over five feet from the new <br />property line. Inasmuch as the lots in this area were platted at 75 fee� <br />and prior to the 1959 Zoning Ordinance, the required setback for these <br />existing lots is five feet. <br />2. T�e remaining frontage on 7ransit Street is approximately 414, which the <br />Bet�r's prapose to utilize 155 feet of frantage for two lots which will be <br />sold for single family purposes. The first 1a�. (next to the existing <br />homes) wQUld be 8a feet in width, and the second lot would be 75 feet. The <br />use of ihese �ot sizes would ailow for the future development o€ the westerly <br />portion of the property 7nto two 75 faot lots and a fifth lot of approximately <br />109 feet to accarr�modate the existing single family hame. <br />3. The lots in the subdivision to �he south as indicated earl�er are all <br />p7atted a� 75 feet. We feel this proposal is a reasonable one,consistent <br />w�th our past policies of allow�ng lots at a minimum 75 feet in areas <br />where such 1ots already exist. <br />� <br />0 <br />
