The proposed preliminary plat
shoe,+s a netiv cul de sac i denti fi ed as jloadbri dge Street_ to serve tie fotar--plexes;
and immediately o the ti•rest and parailei to this is a second cul de sac identi-
fied as tiarion Sreet io serve the single fami]y uses. Both tfese cu7 de sacs
are approximately the same in 7ength, same typographical features and will be
serving residentia7 uses.
7he pal i ce departmtne, fi re departmert and Pub7 i c 41Qrks have revi ewed tii s pro-
Qased deve]opmen plan and ee1 hat a better salution wouid be to connect both
Woadbridge and t9arion with a looping street, rather than have twQ cul de sacs.
This wauld stll provide the autonmy of the area, where6y only residential uses
are invoZved, and vrould discourace any outsie traffic from using the roadway,
becaus thre vrould be no through outlets. It wi1] already be necesary to
cans truc water 1 i nes to connect the tvo roadrays , and potenti a11y sevrer 1 i nes
as wetl. The same lanc could then have the roads•ray piaced on it; and with some
rearranging, tivould iikely not result in aoss of buildable nits.
It i s acEcnovrl edged that no one tiants io have any more vei ci es on tei r street
tEan absoluiely ncesary, and that livirg on a cu] de sac is desirabie; but the
hree service deartments feel stroncl that, wfenever possb7e, cul de sacs
should not be utilized. Some o the rational leadin to ths canciusion are
as foilows:
- (a} In an emnrgency, it may be very difficult for either police or fire
vei cl es o reach i ts desti nati or on a cul -d-sac roadway, i f snovr flr a sta7 l ed
vecf cl e i nfi bi ts tne use of the ne entrance servi ng tf si te.
;.A...
{b} Once into he site, anyoe fleing the scene would hav to be chased
an fooi, or a long circuitous roue taken bacEc out the cul de sac and around,
to get to any other location.
(c) The large venicles utilized by the fire department have difficulty
maneuveri ng on the cui --de-sac roadtivays , pari cul arly iF veh-i cles shou7 d be parked
along he periphery. If a second call comes in thzs results in the vehicles
having to nake 'h dancerous maneuver of baciing ou a considerable distanc to
respond to the second alarm.
{d) ihe public works snoti•r plowing activity is very difficul an cuI de
sacs and the natur of the des► resulis in r10 area being avaiabe to put the
snaw expedituausly.
