Glen Stockman, a Rosevi7le residen-�, owns several motels around the <br />country. He proposes to construct a three story, 84 unit matel on the <br />westerly 290 feet of the property a� tne northeasi corner of Prior Avenue <br />and West Perime�er Drive. A motel is a permittEd use in the 5-16 District, <br />which the land is zoned. <br />2. We have met with Mr. Stockman and his architect on several occassions and <br />rev�ewed prelimir�ary site plans and buil�'ing plans with our staff engineers, <br />bui�ding inspector, and fire marshal7. We feel the plan as proposed is a <br />gvod one, and will work wel� an �he site. The p7an accammodates 95 �arking <br />spaces (84 m�nimum reyuired) and allaws for good access and egress <br />circulation on the site. You w711 notice from examination o-F the reduced <br />s�te plan a�taci�ed to this report, that the driveways have been held weil <br />back from the �ntersection of Prior Avenue and West Perimeter Drive as <br />reguested by the staff. <br />3. The site plan and landscape plan include the construction of three foot <br />berms bas�cally aiong ti�e south and westerly side of the �evelopment. The <br />landscaped green area, contiyuous to the street on the 4vest side, is 28 <br />feet in depth, 13 feet grea�er than the 15 foat minimum required. The overall <br />landscaping p�an we feel to be appr�priate and reasonable for the site. <br />�L. �arge scale drawings of the s�te plan and the elevations of the bui�d-ing <br />will be ava�lable at the meeting. The builc�ing is to be cons�ructed of <br />brick, w7th three fuTi �evels above qrade. C�o restaurant facilit�es are <br />proposed in this s�ruc�ure, with the iniention that such services rerill b� <br />a�ailable from the concentratior� of restaurants within �he imr�ediate area_ <br />5. We feel that there is a considerable market for a mQtel of this type in <br />�he area, serving locai commercial and �ndustrial needs. The �notel wi�il <br />be part of the 8est tiJestern system and �ril3 re�y heavily on its reservation <br />syste�n for accupancy. We feel the overall development is aporo�riate and <br />wil7 enhance the business climate in this area ofi the City of Rasev�lle. <br />f. Also attached to th�s repart is a letter from the Fire Marshall to th� <br />Planning Cor�mission on the inclusion of an au�amatic s�rinkling system. <br />This has been d�scussed a�ith ihe applicant and we feel it to be an <br />appro�riate and reasonable reouest and should 6e inclucied as a condition <br />to the S�ecial Use f'ermit. <br />
