Garcia owns a triangular parcel of 3and contain7ng approximately 34,000 <br />square fee� with over 300 of frontage on Troseih Road. <br />2. You will note from the attached ske�ch that Mr. Garcia has constructed a <br />hame on the north�r1y partion of the property (labeled as Tract A). You <br />will notice too, that there is a sewer easement tha� goes t�rou�h approxi- <br />mately the center of the remaining portion to the south {shown as Trac� B}_ <br />3. F�e proposes to divide the land, creating two lots: the northerly lot would <br />have a width af 9b fee� and a la� area of approximate�y 17,500 square feet. <br />The lot to the sauth would have 218 feet of frontage on Troseth Road and <br />a lo.t area pf approximately 16,50Q square feet. The buildable portion of <br />Tract B wou�d be north af the easement. We have determined that the area <br />to the south of the easement is not buildable due to a sh�llow depih <br />created by the praximity of t�e right-of-way for New Trunk Highway 8. <br />4. The proposed division, we feel, is the appropriate solut�on, al�owing for <br />the construction of a new single family home on Tract B, north of the Sewage <br />easement. <br />
