The Perry's own a large single family parcel consisting o� 3.34 acres which <br />accommodates t�eir single family residence in the north end_ The location <br />nf �the hause can be seen fln the attached reduetian of the pro�osed preliminary <br />plat. <br />2. The Perry's propose at this time to subdivide the sou�herly 190 feet into <br />three lots. The westerly most lots would have �rontage of 100 feet on' <br />County Road B ar�d the corner lot would have I24 feet of -Frontage on County <br />Road B. <br />3. You will note that the lot to �he nnr�h will remain very large with a <br />frontage of 246 feet along C�eve�and Avenue, with a depth of 333 feet. 7he <br />reason for this is tha� the existir�g hame sits on a knoll near the west <br />center of this parcert and that a significant portion of the lot (near the <br />Cleveland Avenue frontage road) is a low wet wildlife area. Yau will nate <br />also that a new driveway wili be constructed to the existing house on �he <br />iarge lot around the north end of the wetlands area. You will note too, <br />that the praposed d-ivision is designed so as to avoid inter.fering with the <br />wetlands area, but to retain it �n its natura7 environment_ <br />4. We believe the land division as proposed is the best arrangement for the <br />properiy in question. It is no�eworthy too that six of the proper�y owners <br />in the immediate area have submi�ted letters to the City ind�cating their <br />approval of the propased land s�bdivision. <br />
