The property is zoned Limited Business <br />�$°�)- <br />2. The property has recently been purchased by Dean klesterlund, who i� a State <br />Farm Insurance agent. Ne is in the process af converting �he house to an <br />office which, of course, is a permitted use in the B-1 Distr�ct. <br />3. The house is lacated 13 feet from the Lexinyton Avenue riqht-af-way and 30 <br />feet from the 5andhurs� Avenue righ�-of-way. The applicant propased to <br />loca�e a sign, five feet by seven feet in size (35 sauare fee�) and fourteen <br />feet high. <br />�4. The Ordinance allows a pylon sigr� in this cEistrict Iocated on a major <br />tharoughfare (Lex�ng�on Auen�,e) of 70 sqUare feet and a maximum 25 feet <br />high. In additian, the Qrdinance wauld ailow a sign up to 70 sc�uare feet <br />on the building itself. To our kn�wledge, the applicant does nat oropose <br />to put a sign on the building. <br />5. The applicant proposes to place the pylon sign 1� feet from the Lexinr�ion <br />Avenue right-of--way and 19 feet from Sandhurst Avenue. ihe normal required <br />se�back would be 30 feet from Lexington and 25 feet from Sandhurst. The <br />reason tor the 14 foot setback is '�hat the existing bui�ding is setbacic 15.4 <br />feet from Lexington Avenue. This location is ta avoid the c ondition where <br />the building hides tt�e sign from sou�hbound traffic on Lexington Avenue. <br />b. 7he reason for the 19 foot rather than the 25 foot setback fln Sandhurst is <br />due to the location of exis�ing trees which the a�plicant chooses nat ta <br />cut down. Under these conditions, we feel the sign variance is apprflpr�ate <br />for considera�iori, perhaps with the condition tliat the sign be limited to <br />35 square feet rather �.han tMe 70 feet aliowed under normal setback <br />conditions. �he Plann�ng Commission and Council may wish to limi� the <br />timing of t�e variance to a period as long as the existing i�ouse is <br />maintained. At some point in time, the aaplicant proposes to build a <br />new struciure on �he site.
