The property in question was occupied for many years by the "Centur�y <br />Fence Company" who used the praperty for the stor�ae of fencing <br />sup�lies and equipment and fabrication of -�encing materials. You wil� note from the zoning patterr� ind�cated on the map at the <br />left that the norther�y portion of tF�e land as well as that COTI�IJUOUS <br />tp the �rest and �he east is zoned industrial. The southerly portian, <br />however, is zoned resfdential and the Century Fence people occupied <br />the soutF�erly por�ion as a"nan-conforming use". �rorn an aesthetic <br />s�andpoirit, it can be said ihat the Cen�ury Fence opera�i�n was a <br />constant problem in as much as there was little a�ttemp-� to keep ihe <br />souther�y� portion o-f the pr-operty in an orderly fashion. A�tl of <br />this has now been cleaned up by Mr. Albrech�i, who proposed ta p�rchase <br />the proper�ty a�d operate his "Landscape-Construction" business from - <br />thi s si te. <br />3. NEr. Albrecht operates °ALBRECHT LA[•dDSCAP�", loca�ed at 1523 Como Avenue, <br />St. Paul, Minnesota. According to �r. Albrecht, he specializes in the <br />design, construction, and maintenance o-f Torro Autamatic Lawn 5prin�Cler <br />Systems. He has Qre�ared a very general site plan indi�ating th� �roposed <br />use of the land wherein a�proximateZy the souti�erly lI6 feet of the <br />property Uiould be used for "nursery stocf� F�ol di ng" . One hur�dred fee� <br />north of that {up to the ex�sting zoning line) would be occ��ied by <br />a praposed 40 foot by 60 foo� building and employee parking. Th� <br />westerly 15 feet of the proper�y contiguous io �he single famfly t�ome <br />is proposed to be 7andscaped �o -Function as a screen to the cantiguo�s <br />single fam�7y residence. lrle suggest that this proposed screening be <br />con�7nued on the south line af the praper�y as well, so as ta screen <br />the property from the R�3 iand imr�ediately cont�guoUS along the sou�h <br />�ine (see sketch), <br />4. �-1r. AZbrecht indicates that he has reviewed his proposal w�th th� <br />coniiguaus szngle farzily homeowner, who we understand, endorses his <br />concept and his cleaning up of �he pra�erty frQm its fQrmer condition. <br />
