The property in question 7s the 3.66 acr� site -Formeriy occup�ed by <br />the "Deluxe Check Printers Company" currently owned by their e�Qloyee's <br />profi�C sharing trust fund. As you know, Deluxe Check Pr�nters have <br />moved out of the structure leaving the approximately 4Q,a00 square <br />faot building currently t�noccupied. <br />2. The Niedtronics people began their operation on Qld Highway 8, <br />cantiguous to Roseville in St. Anthony and have recent�y made a major <br />expansion in their Rice Creelc fac�l��y at 6970 OId Central Aver�ue <br />Northeast in Fridley. Some af you hopefully, �vill have had an <br />oppor'tuni ty to vi ev�r that faci 1 � ty as per M�troni cs i nvi tati on i n <br />their 7ett�r af July 9, 1976. Sde have previously viewed the site <br />and t�e aperations pertinent to an evaluation af the proposed use <br />af the De7uxe Check propert�es on Pascal S�treet. <br />3. Medtronic, Inc. proposed to lease the De1uxe Check structure -for <br />the purpos� o-F occupying 14,8D0 square feet for 43 o�fice workers, <br />and 24,300 square �eet far up to 55 persons doing research, develop-� <br />r�ent, and manufacturing of e]ectronic medica} instru�nentation dev7c.es. <br />These devices inc7ude such ins�ruments as "pacemakers", and a vari�ty <br />of sma71 electronic devices re7ating to externai and internal pain <br />control for human patients. Due to a rec�nt -F�re in a f�ciiity for <br />which they proposed to use �n house t�e�� facilities, they find them- <br />selves ir► �argent need of new alternative space. <br />4. Based on cQnsultation wiih staff and legal caunsel, Me-�ror�ics people <br />have requested and the Cauncil has approved the iriclusion af "researc�, <br />deveiopment, and mar�ufact�ring of electronic medieal insirume�tation <br />devices" as a special use in -�he 6-� pistrict (the d�strict to which <br />the subject property is zaned). 8ased or� our observations o� the <br />con�uct of these operat�ons in current facilities, �ve st,gges� tha� <br />such uses are appropriate -for the zoning distric� and the property <br />in question.
