Mr. Cave has purchased a parcel of land, 1,232 feet in depth (south <br />of County Raad p) with a width of 275.57 feet. He proposes a single <br />family plat w�th a nortY�--south �treet down �i�e center turning wesierly <br />at the south end extending through the Schmit property westerly to <br />�he Kroiss Pla� to Gieveland Aver�«e, ihe location for the proposed <br />street has previously been review�d by the Planning Commission in <br />concept form at the time of the review of the Kroiss P7at to �he <br />west. <br />2. t�lr. Cave has pre�iously petitioned for a public improvement project <br />for the construction af water, sewEr, and the street which has been <br />approved by t�e Council, and is currently under construction. <br />3. �ecause at the narrow width of the proaerty involved, the lo-�s on <br />either side of �he proposed street (Evelyrt Street) are only 107 fee� <br />deep, Thus, �he lats proposed are somewhat w�der than wo�ld normally <br />l�e the case_ Mr. Cave proposes to vary tl�e wid�h of the lot from <br />1�0 fee�,with five of them as sr�a11 as 80 fee�, You wil�l noie th� <br />variety of lot sizes on the attac�ed reduced co�y of the piat. <br />l�e suggest �hat t�e variety in lat sizes is a goad idea. Mr. Cave. <br />has a var�ety of house plans which he pr�poses to place on ti�ese <br />1 ots uti 1-i z-i ng the e�i dths proposed. <br />4. Beca�se the lo�s are shallow, Ure have suggested to Nlr. Cave that <br />he cansider applying for a var�ance to the �rant yard setbacic <br />from 30 to 25 feet for a71 the lots in the plat except the southeriy <br />�nos� three lots {Lo�s 13, 14, and 15 of B1ock 2). These lots . <br />have adequate depth and the froni yard reduction zs not necessary. <br />5. The proposed �Frant yard reduction is ba�ed on the pre€nise that <br />more adequate space in tY�e rear yard is of considerable importance <br />�n �he construction of a new single family home taday. You are <br />all aVrare o� the fact that in practicaliy all cases, that the frant <br />yard is used as a foreground to tt�e house and is not actively used <br />for ou�door �iving pur�oses. The rear yard, however, is of prime <br />importance as an outdoar space,. bo�h aesthetically and functional�y. <br />
