The appiican.fi ha� purchased the iriangular parcel of.land formerly <br />a�cupi ed by a r��arsery and garden store fronti rtg on County Road D. <br />The applicant is the owner of a series of resta�rants in the <br />Metropolitan Area and desires to bu�lt a new restaurant on tF�e <br />site. The restaurant is a full servic.e dining and lounge faci7ity <br />70 by a4 feet 9n area. T�e applieant has prepared a very good <br />site plan providing far mare than adequate parkirrg space, land� <br />scap�ng, and other features, all of which are in accordance with <br />City standards. 7he site proposed ta �e rezaned from B�1 to 8--2 <br />is the restaurant s�te only, occupyin� slightly more thar� a third <br />of the property (1.7b5 acres) at the intersection of Caunty Road R <br />and Old Highway 8. The remainder of the land wil7 be piatted into <br />two 7ots with one fronting on Caunty Road n and on� fronting on <br />Old Higfi�way 8. These remaining lo�s are not proposed to be rezoned. <br />The applicant has na iminediate users for the remaining pro�erties, <br />tha�gh it would be his intent to ulti�nately develop �oth parcels. <br />2. Tt�e reduced p�an of the facility is attached �o this repart. We <br />suggest the site deve7opr�ent pZan will work well on this property <br />as proposed. The access locations have been coordinated with Ramsey <br />County and fea-�ure location of driveways considerable distanc� from <br />the intersectian, itse�f. The land to the south and west af the <br />properiy in question 3s deve�oped wiih townhouses. Be�ind the <br />townhouses (off Old Highway Sj the land is vaca�t but p�anned for <br />ult�mat� mediur�i denslty development. <br />
