Mr. Jeppesen owns a parcel of land wiih 404.18 feet of frontage on <br />the south side o�'Sandhurst Avenue which was recently QXtendec# off <br />of the west s7de of Victoria 5�reet. Yo� wi�l recall that this is <br />the street that was put thraugh as a public improvement praject <br />extending westerZy from Victoria, northerly on Nancy P7ace and then <br />wester�y to Sherren Streei. <br />2. Mr. ,]��pesen apposed the construction o� that s�reet, thaugh nvw <br />�he benefits tQ him appear mare obvious in the sense that 3i h�s <br />created developable frontage �or his prop�rty. <br />3. He noa� proposes io s7i-� of� the wester�y 80 feet af his proper�y, <br />creating a 1at wiih 80 feet af frontage on Sandhurst (see sk�tch) <br />and a depth af �58.37 feet. 1'his produces a 7and area o-� 12,b69.6 <br />square fee-� which exceeds the 11,000 square faot minimum t�qu�rem��t, <br />You w�ll notice a sewer easemer�t an the east side �f th�s pro- <br />posed Iot. Mr. Jeppesen specificaily had t�ae sew�r 7ocated in <br />t�tat pasition so as io ultimate.7y be able to divide the lot as <br />proposed_ Under these conditio�s v�e que�stianed Mr. Jeppesen <br />as �o why he opposed �he street in as much as he had planned alI <br />along for this u�timate division. In ariy �ase, 3t appears that <br />the proposal is a r~easonable one, a7low�ng -�or a new sing3e fami�y <br />lot in scale with the o-ther lots in the area. You will natice <br />too, that 'there is adequate roam for an additional 8Q foot iot <br />ta the east of �he one 7n question ar�d then an 84.18 foot lot to <br />the easi of that.
