You wYll recall that Mr. Kroiss recently pia�ied the property <br />immediate�y north of the property in question inta nine single family <br />7ots (4�hite Qak Hi11sj. At that time the remaining prap�rty to the <br />sauth (the property in quesiion} was applied for rezoning from R-3A <br />{multiple -Famiiy) to I-i (light industrial). This reqUest was turned <br />dawn by the City due principally to the potential encroachment of <br />in�ustrial zoning on this and contiguous propert�es, and problems of <br />access to future con�iguous properties. <br />2. At this time P�1r. Kroiss proposes to deve1op the subjeci pro�erty wi�h <br />duplexes rather than as apar�ments as currently zoned. For this purpose, <br />tize appiicant has filed a preliminary p�at which cons�sts of�twelve (12} <br />1ois fronting on proposed Brenner Aver�ue as shown or� the s[cetch at �he <br />left. ihe applicant wouZd have preferred ta develop the property with <br />a si�ple cu1-de-sac, but has agreed to extend the street io the easterly <br />property line so as to provide future access to the property to the east <br />as suggested by the Ci�y staff. <br />3. You w�ll note an the sketch ihe projection of a street �n dotted lines <br />which would aff�r a rr�eans of tying the residential propertles �o the <br />easi to the 5ubject property in a manner which provides and efficient <br />eireulation system for residentiai development from Cleveland Avenue <br />�o County Road D. <br />4. You wiIl note too, thai there are two lang narraw piec�s of praperty <br />immediately east o� the properiy in qu�stion, each r���tf� a width of <br />275 feet {fror��age on County Road D) . A contract _purchaser <br />af the easter�yr property af these �wo 1�as indicated a desire to <br />develop the lar�d far single tamily purposes. Tt�e street as shown on <br />ihe sketch in the do�ted lines would accomplish this tying in to tf�e <br />property in guestion {8renner Avenue}. l-Je have also reviewed this <br />proposal wi�h the owner of the westerly property thraugh which <br />Brenner �r�ould pass near the south end=` 1�e have �nd�cated to these owners <br />{�he Schulze �amily) the manner in which this proposed �xtension <br />af residentia7 streets would open up th�ir proper�y for single family <br />dey°�Iopment-at such time as they pro�os� to �o so. b�e have suggested <br />tr��it rQpreseniatives of �he Schulze family be at_the Planning Commission <br />r��et�ng to express their views on this proposal. <br />
