The first time u�as as a part of the ana7ysis and ultima�e <br />approval af the development of Sandhurs� and I�ancy Place as a street <br />pattern to open up �he residential develapment o� this area. Later <br />this lot pattern r�as included as a part of the re�iew process for other <br />plats in the area to the north and west. <br />2, The plai as currently proposed is exactly the sar�e as has been indicated <br />as a potential develop�ent pattern for the property in oues�ion as <br />related to the road way and other platting proposa�s. You wil� note <br />from the sketch at the le�t that the plat consists o�' six lots varying <br />in fron�age �'rom 100 fee� on the corner to 75 feet as a general lo't <br />sia�dard. You will note that �he 75 foat lot standard-is consistent <br />with oth�r p�^opertzes in the area and was used in the plattir�g of other <br />glats fronting on this road sys�em. <br />3. During the past month, the staff has carefuliy exarnined alternate ways <br />of developing the property in question, and s�ggests that the lot <br />pattern proposed is the best way to d�velop the land consisteni with <br />reasonabie standards and contiguous development. <br />. <br />
