The attached sketch 1ocates the subject at the intersection o�' <br />Rose�awn and Fairview �svenues and delineates the layout of the <br />proposed subdivision_ Attached also is a copy of the proposed <br />oreliminary plat. <br />2. �.ots l, 2, and 3 have been laid out so as to orient io Fairvievr <br />Aver�ue. This is consistent with the existing develooed 1Qts <br />located north of the subject. Lot 9� has been ariented to Roselawn <br />Avenue whi7e Lot 5 is orien�ed to the proposed Draper �lvenue as <br />shawt� on the sketch. The pre��minary plat has provided for a <br />30 foot right--of-way dedicat�on for Draper Avenue which is expected <br />to cor+iinue easterly where it wi71 intersect with Aldine S'�reet. <br />Ii is aniicipated that the f�atur� subdivision of lots located <br />�as� af the subject will occur at some point in the future by <br />extending Draper Avenue. Lot 5 of the subject property tvili thus <br />be consistent trrith tnese future subdi�isions and the overall <br />developr�ent of the area. <br />3. 7he common pr�perty line of Lots i and 2 h�s been 1ocated coinc7dent <br />4vith an existing 20 foot setirer easement which continues easterly <br />through the soutnern third o-F Loi 5, The presence of ti�is ease- <br />r�en� through Lot 5, although not the mos� desirable poses no <br />rea�E pr�blem in 7ocating a home on this sZte. A11owin� 30 feet <br />for a front yard set-back, leaves an allowab�e builc�ing depth of <br />44.8 feet (to the easement line). <br />4. You 4Vi�� note that the three lots north of the site an Fairview <br />Avenue have been piatted so as to allow a l22 foat wide 1ot nex�C <br />�o the future center 7ine of Draper Aver�ue. This was done so as <br />to a�low for the future extension of Draper Avenue. There is also <br />a 30 foot easement for Draper sho�vn on the second lgt to the east <br />of Fairview (of�' Ryan Avenue}. The fourth lot from Fairv�ew (a�f <br />Ryan) has aiso been divided �•rith a lot facing the future Draper <br />Avenue. <br />
