The aitached sketch locates the subject at the intersection af <br />Roseiawn and Fairview F�venues and deiineates tF�e �ayout of the <br />proposed s�bdivision. Attached a�sfl �s a copy of the proposed <br />;�relimi�ary plai. <br />2. Lots }, 2, and 3 have been laid ou� 5o as to orZent to Fairvie�•r <br />Avenue. This is consistent with the existing develaoed lats <br />loca�ed narth of the subject_ Lot 4 has b�en oriented to Raselawn <br />Avenue whi�e Lot 5 is oriented �o the proposEd Draper �lvenue as <br />shot�rn on the sketch. The prel�minary plat has provided f�r a <br />3Q foot right-of-way dedication for Draper P.venue which is expected <br />to continue easterly where it will �ntersec� with Aldine Sireet. <br />It is anticipated that the future subdivisia� of lots located <br />east of the s�tbject wi11 occur at some poin� in the future by <br />extending Draper Avenue. Lot 5 of the subject proper�y wi11 thus <br />be consistent w�th these fuiure subdivis3ans and the �verall <br />deveiopmeni of the area_ <br />3. 7he comman property Z�ine of Lo�s 1 and 2 has been iocated coincident <br />wi tt� an exi s�i ng 20 foot sewer easement 41t�i ch conti nues easterly <br />through the southern third af Lot 5. The presence Df �F115 ease- <br />inent through Lot 5, although not �he most desirab1e �oses no <br />real pr,blem in 7ocating a home on this site. Allowing 30 feet <br />for a front yard set-bac[c, leaves an aZlowabie building depth o-� <br />44.8 feet �to the easement �tine). <br />4. You will note that the thrEe lots north of the Site an Fairview <br />Avenue have been platted so as to allow a 1z2 foot wide lot next <br />ta t�e �uture center line of Draper Avenue. This was done so as <br />to al�ow far the fut�r� extension of Draper Avenue. There i5 also <br />a 30 foot easement far Draper shown on tt�e second lot to ti�e east <br />of Fairview (aff Ryan Aven�e). The faurth lot from Fairvi�w (off <br />Ryan) has alsa been divided with a�o� facing the future Draper <br />Avenu2. <br />
