The attacned sketch locates the subject at the intersect�on of <br />Roselawn and Fairview ��venues and delineates the 1ayout of �Che <br />proposed subdivision. At�ached also is a copy of the propased <br />�relim�nary plat. <br />2. Lots 7, 2, and 3 have been Iaid out so as to arient to Fairv�e�v <br />A�enue. This is consistent with the ex�sting develo�ed lo�s <br />located north of the subject. Lo� 4 has been oriented to Roselawn <br />Avenue wh�le Lot 5 is oriented io �he proposed Draper Avenue as <br />shown on the sketch. The preliminary plat has �rovided for a <br />30 faot right--of-way dedication for Draper Avenue which is expected <br />to contir�ue easterly where it will intersect with Aidine Street_ <br />it is anticipated that the future subdivision of �ots locate� <br />east o-F the subject wi11 occur at some poin� in the future by <br />ex�ending Draper Avenue. Lot 5 of �he subject property ti�ril� thus <br />be consistent with these future subdivisions and the overal7 <br />development of the area. <br />3. �'he common property line of Lots T and 2 has been iocated coinciden� <br />with an exisiing 2� foot set�rer easement which continues easter�y <br />through the sauthern third o� Lat 5. �'F�e presence of this ease- <br />ment tF�rough Lot 5, although not �he most desirable poses no <br />rea7 pr�blem i� locating a home on th�s site. Yo� will note that the ihree lots north of the site an Fairv7ew <br />Avenue have been platted so as to a11ow a i22 foot wide lot next <br />to the future center line of Draper Avenue. This was done sa as <br />to allow for the ��ture extension of Draper Avenue. There -is also <br />a 30 foat easement for Draper shown on the second lot to �he east <br />of �airview (off Ryan Avenue). The four�h lot from Fairview tof� <br />Ryan} has also been divided with a lot �acing the future �rape�^ <br />Avenue. <br />
