The praperty in ques�ion is the entire parce� occupied by the <br />Rosedale Shopping Center bounded by Highway 36, County Road B-2, <br />Snelling Avenue, and Fairview Avenue. You wil� recall in about <br />1970, i�at the Daytfln � Hudson Company platted the land as "Rosedale <br />Center Firs� Addition" placing the parcel into three lots. The <br />aitached sketch shows ihis division wi�� one lot occupied by the <br />Dayton Store and parking allocated to it, the secand lot for the � <br />°Tenant building" and its allocated parking, and Lot 3 far the <br />second depart�ent store. � <br />�F{��` u <br />2. Due to th� impending additian of the Pennys Department Store, the <br />Dayton - i�udsan people propose at this time to re-piai the lots <br />so as �o pravide a parcel far this building and its alloca�ed <br />parking. <br />3. The current proposal is ta devise �hree 7ots which are shawn on <br />the attached drawing as doited lines. In•addition �here are four <br />outlots 7abeled A,-B, C, and D. These relate to internal adjustmen�s <br />whicFt wi�l be explain�d �y the Dayian - Hudson Pea�le at the hearing <br />as ��ey reZa'te �o tF�e existing and propsed deve7opment plan of <br />the center. <br />4. Outlot � was proposed as a patentiai build�ng si-�e at the wes�erly <br />quadrant af t�e enirance at County Road B-2 and Snelling Avenue. <br />�!e suggested to the app�ican� that a proposed bui7ciing s�te at <br />ihis iocation wou7d be af grave concern to the City. This is <br />baseci on the very negative reaction on the part of the City io <br />a similar proposal for a separate bu�lding site for a�BA at the <br />apposite corner to the sou�heas� from Outlot D as proposed. The <br />Dayton -- Nudson Comparty have informed us thai they wish Outlot B <br />to be deleted from the plat currently in question. We s�ggest <br />this del�t�on in as much as the creat7on of a legally consti-�uted <br />7a� is a first sign�ficant step toward ihe establishmen� of a building <br />righ� at a particuiar 7ocation on the propQrty. � <br />
