The prope�ty in question is the entire parcel occupied by the <br />Rosedale Shopping Center bounded by Highway 36, County Rnad B-2, <br />Sn�Zling Aven�e, and Fairview Avenue. You wiil recall in about <br />7970, that t�e Dayton - Hudson Company platted the land as "Rosedale <br />Cente� First Add�tion" placing the parcel into three lots. 7he <br />attached sketch shows this division with one lot occupied by the <br />Dayton Store and par�ing allocated to it, the second lot for the <br />"Tenan� building" and its allocated parking, and �ot 3 for the <br />second de�artment stare. � <br />�(�t�� � <br />2. Due to the impend�ng addition of the Per�nys Department Store, the <br />Dayton - Hudson people propose at this tim� to re-plat the lots <br />so as io provide a parce� far th-is building and its allocated <br />parking. <br />3, The current proposal is to devise three lots which are shawn on <br />the attached draw�ng as dotted lines. Tn addition there are four <br />outlots labeled A, B, C, and D. These reiate to internal adjustments <br />which will be explained by the Dayton - t-ludson People at the hearing <br />as they re7ate to the exist�ng and prapsed development plan o#' <br />the center. <br />4. Outiot D was propflsed as a poten�ial building site at the wester�y <br />quadrant of the entrance at County Road B-2 and 5nelling Avenue. <br />We suggested to �he applicant that a proposed build�ng site at <br />this Zocation would be of grave concern to the City. 7his is <br />based on the very negative reactian on the part of �he Ciiy ta <br />a simi7ar proposal for a separate bui1ding site far a TBA at tne <br />op�osite corner to the southeasi from Outlot D as proposed. The <br />Dayta� -- Hudson Company have informed us iha� they wish Outlot D <br />to be delete� from the plat current�y in quest�on. We suggest <br />this deletivn in as much as the creation af a legally constituted <br />lot is a first significant step toward �he establishment of a bui3ding <br />right at a particular lacation on ihe property. <br />
