As shown on the sEcetch at the left, the properties in ques�ion are seven <br />single family lots fron�ing an a cui-de-sac {Russell Court) off of Lydia <br />"Avenue behind the Pau� Bunyan P�lotel property. 7he applicant o�vns the <br />seven lots in ques�ion and is o� co�rse, the owner and opera�or of the <br />Paul Bunyan Motel cor�tiguous an the east. The applican� does not own <br />l.ot A� at the sauthwest end of the cul-de-sac. <br />2. The applican� propases <br />duplexes on these se�en <br />constructed a number o� <br />are off of County Road <br />center). We unders�and <br />p�ctures of the propose <br />to have Micnel's Construc�ion Company build seven <br />lots in question. The Miehel's peopie have <br />duplexes in the City, the most recent of which <br />C--2, west o� t-lami i ne Avenue {north of ihe shoppi ng <br />that the Michel's people wi�l present drawings and <br />d duplexes ta be built at the public hear�ng. <br />3. The City of Rosevi7le's zoning code provides for �ransitionaZ uses in same <br />cases con'�iguous to business�zanes. The Ordinance allows for the construction <br />of a dup�ex in a single family zone�if the sing�e family lot.has a side yard <br />contiguous to the business zone. This candi�ion would be true far Lots 1 <br />and 4 of the Russell Court Subdivisian. <br />4. The n�ighborhood to the south and west on 5tanbr�dqe Avenue, Ni�ll�rood <br />Avenue, etc., is composed of excellent single family hous�ng. Co�nty D-itch <br />Number 4 as you will note an the slcetch separates the rear �at Zine of �he <br />praperties in question from the contiguous neighborhood to the southwest. <br />The lots a�ang the ti�res� side of Russell Court in quest�on are nigh averlooking <br />ihe di�cn along the rear of �he properties. Care 4rould have �o be taken <br />during construction to ensure controi of erosion. Likewise upon comple�ion <br />of consiruc-�ian adequate planting would be helpful in main�aining these <br />banks. <br />5. The Camprehensive Plan of 1969 suggested the easterly side of Russeil Court <br />be deve1 aped as an EXtE�i51011 of the corr�merci al al ong Ss�el l i ng Avenue . <br />The westerly five lots Urere suggested for "mixed deve7opmen�", normaliy <br />construed to be townhoEise development or sim�lar. ihe soutnernmost lot <br />not owned by the applicant (Lot 4) is occupied by a single family home <br />built abo�t ten years ago. <br />
