You wi17 recall that Mr. Kroiss recently platted the property " <br />immediately narth of the property in que5tion into nine single family <br />lots (White Oak Hills). At �hat time the remaining property to the <br />south (the property in qU�5�1011� was applisd �or rezoning from R-3A <br />(mu7tiple -Fa�i1y) to I-1 (light industrial). This request was turned <br />down by the City due principally to the poteniial encroachmen� of <br />industriai zoning on this and contiguous properties, and problems of <br />access to fuiure contiguo�s properiies. <br />2. At this time r9r. Kroiss proposes to develop the subjeci property with <br />duplexes rather than as apartments as currently zoned. For this purpose, <br />the applicant has fiied_a preliminary plat which cansists of twelve {12} <br />lots front�ng on proposed Brenner Avenue as shown on the sketch at the <br />left. The applicant would have preferred to develop the praperty with <br />a simple cul-de-sac, but f�as agreed to extend tE�e street to the easterly <br />property lir�e so as to provide future a�cess.to the property to the east <br />as sugqested by -ihe C�ty staff. <br />3. You wil� note too, that there are two Iong narrow pieces of pro�erty <br />immediately east of the property in question, each with a width of <br />275 feet (frontage on County Road D). A contract purchaser <br />o-F the easterlX praperty of these twa has indicat�d a desire to <br />develap the land for single family purposes. The street as shown on <br />the sketch in the dotted lines wauld accomplish ihis tying in to the <br />praperty in quest�an (Brenner Avenue}. lde have also revieti�ed this <br />proposa� with the owner of the westerly property through which <br />Brenner v�rould pass near the south end. We hav� indicated to it�ese owners <br />(the Schulze Family} the �nanner in which this proposed extension <br />of residential streets would open u� their property �or single family <br />development at such time as they propose to do so. Lde have sugc�ested <br />that representatives of the Schulze family be at the Planning Commission <br />meeting to express their views on th�s proposal. <br />
