The Planning Co�nmission and Counc�l have act�ally reviewed this <br />development proposal several times in the past, hut not in prel�minary <br />plat form. The first time was as a part o�' the analysis and ultimate <br />approva't of the deveiopment of Sandhurst and hiancy Place as a street <br />pattern to open up the residential development of this area. l.ater <br />-ihis lot pa-�tern was included as a part of the review process for other <br />pla�s in the area to the north and west. <br />2. The p�at as currently proposed is exactly it�e same as has been indicated <br />as a�oten�ia� development pattern for �he property in o,uestion as <br />related to the road way and ather �latting praposals. You wi31 note <br />from the sketch at the left ihat tf�e plat consists o-F six lots varying <br />in frontage from lOD feet on the corner to 75 feet as a general lot <br />standard. Yau will note'that the 75 foot lot sfandard is consistent <br />with other properties in the area and was used ir� the platting of o�her <br />plats fronting on this road syste�i. <br />3, During the past month, the staff has carefully examined alternate ways <br />of d�v��oping the property in question, and suggests that the 1ot <br />pattern proposed is the best way �o develop the land consistent with <br />reasonable standards and cantiguous development. <br />r <br />0 <br />
