You wi71 recail so�ne months ago the Plannir�g <br />Commission and Co�nci3 recorrimending the construction of this <br />street program as shown on the sketch at the left.� <br />2e Mr. 0'Meara's proposed developmer�i cons�sts of five (5) lots west <br />and.south of the zntersection of Nancy Place and �andhurst Avenue. <br />You may recall that the generai 1ot pattern far the properiies <br />contiguous to the streets to be constructed this summer consists of <br />1o�s of approximately 75 feet a� frontage, which is reasonably ` <br />consistent with ihe lot patiern in the area. Lots 1, 2, and 3 <br />of tf�e prelimznary plat in quest-ion are 75 feet by 144.87 feet, <br />praducing an area of 10,865 square feet. This is reasonably ciose <br />to the 77,000 square foot standard in the R-1 zoning district. <br />Lots 4 and 5 are triangular in shape and ha�e lot areas of 16,290 <br />square feet and i5,523 square feet respectively. <br />3. The prel•iminary plat confarms exaetly with the proposals as <br />or�ginally deve7oped in the earlier studies for the residential <br />subdivision of the properties cantiguaus to the praposed street <br />�n question. We suggest positive consideration of the pre1im-� <br />inary plat as propased_ <br />
