The property in question is the entire parcel occupied by the <br />Roseda�e Shopping Center bounded by Highway 36, County Road B-2, <br />Snelling Avenue, and �airview Avenue. You will recall in about <br />1970, that the Rayton - Hudson Company �latted the land as "Rosedale <br />Center First Addit�an" p�ac7ng the parcel inta three lots. The <br />attached sketch shows this division with one iot occupied by t�e <br />Dayton Store and park�ng allocated to zt, the second lat far the <br />"7enant 6ui7ding° and its aIlocated parking, and Lot 3 for the <br />second de�ariment store. � � <br />���� � <br />2. Que to the impending addition of the �ennys Depart�ent Stvre, the <br />Dayton - Hudson people propose a� this time to re-plat the lo�s <br />so as to provide a parcel far this building and its allocated <br />parking. <br />3. The current praposal �s to dev�se three iots wh�ch are shown on <br />- �he attached drawing as dot�ed 7ines. Ir� addition there are four <br />" outlots labe�ed A, B, C, and D. These relate to internal adjustments <br />wnich wi71 be expiained by the Dayton - Nudson Peopl� at the hearing <br />as they' re7ate to the �X75�1R9 and propsed development plan of <br />the center. <br />4. Outlot D was propos�d as a potentiai building site at the wester�y <br />quadra�t of ihe entrance a� Counfy Road B-2 and Snelling Avenue. <br />We suggested to �he applicant that a proposed buiiding si�e at <br />this location would be of grave concern to the Cfty. Th�s zs <br />based on the �ery negative reaciion an �he part of the Ci�y to <br />a similar proposa� for a separate building s�te for a TBA a� the <br />oppos�te corner �o the southeast fr�r� Ou�iot D as proposed. �he <br />Dayton -- Hudson Company i�ave informed us that they wish Out7ot D <br />to be deleted from the plat currently in question, ln'e suggest <br />this deletion in as much as the crea-�ion af a 7ega71y constitut�d <br />lot is a fir5t signif�car�t step toward the estabiishment of a building <br />right at a particular �ocation on the pro�eriy. <br />
