Mr. 0'Meara's pla� is a part of the develop�ent pattern that was <br />prepared in conjunction with �he development of a street access <br />program connecting the frontage road west of Victaria Avenue to <br />Sherren Street. You will recall some months agQ the P�anning <br />Comrn�s`s�an and Council reca�mending ihe construction of this <br />street program as shown o� the sketch at the ieft. <br />2. Mr. 0'Meara's proposed development consists of five {5) lots west <br />and south of the interseetion of Nancy P1ace and Sandhurst Avenue. <br />You may recall that t�e g�neral lot pattern far ihe properties <br />contiguous to the streets to be constructed this summer consists of <br />iots of approximately 75 fe�t of frontage, which is reasonably <br />cons�stent with the lot pattern in the area. Lots l, 2, and 3 <br />af the prelim7nary plat in quest�on are 75 feet by 144.87 feet, <br />p�oduc�ng an area of 1�,865 square feet. This is reasonably close <br />to th� 11,OOQ square faot standard in the R-1 zoning distr�ct. <br />Lots � and 5 are triangu7ar i� shape and have lot areas of 16,290 <br />square feet and T5,523 square fee� respectively_ ., <br />3. The preliminary plat conforms exactly with the proposals as <br />originally deve�oped in the earlier stud�es for the residential <br />subdivision of the properties co�tiguous to the proposed stree� <br />in quesiio�. We suggest positive consideration of the pr�7im- <br />inary plat as proposed. <br />
