<br />Additional Spaee Alternatives <br />In preparing the Lieense Center's 5-Year Strategie Plan, several site loeations were identified for <br />consideration in meeting the License Center's long-term space needs. They included: <br /> <br />1) Lexington Shopping Center (existing location) <br />2) Skating Center <br />3) VFW Building <br />4) Firc Station #2 <br /> <br />It should be noted that a comprehensive analysis has not been completed for any of these sites. <br />The initial evaluation was cursory in nature, and designed to identify sites that appeared <br />attractive within an overall business plan. It should also be noted, that only Option #1 presents <br />an immediate solution. All other options would likely require a minimum of 18 months before <br />space availability could be secured. <br /> <br />Option #4 presents a potential option for the long-term future. The Fire Department Strategic <br />Plan does include a scenario where the station is no longer needed. The advantages of this site <br />are that it is an existing City facility requiring no acquisition costs or on-going rent. It's also a <br />highly visible location. Site concerns would include the renovation costs, availability of parking, <br />and lost synergy with the City Hall campus. <br /> <br />With regard to Option #3, it is known that the VFW is exploring the option of selling their <br />building. The location is desirable as it is near the City Hall campus, has ample space and <br />parking, and is close to the existing location which would make it fairly easy to redirect <br />customers to this new site. There are a number of concerns with the age and condition of the <br />building however, as well as the costs for acquisition and renovation. <br /> <br />Option #2 also presents a potentially viable location long-term. It would keep the License Center <br />connected to the City Hall campus; it would alleviate the need to pay rent, and would take <br />advantage of available parking and access. The primary concern with this site is the cost of <br />adding on to the Skating Center. A secondary concern would be the public perception of adding <br />new City facilities on campus in a relatively short timeframe after other campus facility <br />expansions took place. Arguably, one could question why the City didn't do this in conjunction <br />with other on-site construction. In response, there was general concern at the time over <br />availability of parking, but more importantly, there was some concern as to the overall viability <br />of operating a local Deputy Registrar office given actions that were taking place at the State <br />Level. While, these concerns have been alleviated for the immediate future (3-5 years), they <br />nonetheless remain for the extended future. <br /> <br />Finally, Option # I remains viable. Clearly, this presents the least expensive option in the short <br />term. It also would require no venue location with little or no disruption in services. It is known <br />that additional space is available immediately adjacent to the existing space. However, in <br />contrast to being located on City property, the License Center would continue to pay rent. <br /> <br />2 <br />
