As shown on the plan at fhe Ieft,Mrs. Reinertson has an existing house <br />occupying portions of Lot 8 and 9, which totals 27,300 square feet. <br />Mrs. Reinertson proposes to divide a portion of Lot 9 from the remainder <br />upo� which her daughter Qnd son-in-law propose to construct a new home . <br />2. The lot thus createc! will have �2,000 square feet. The minimum standard <br />for such a corner lot is 12,500 square feet. The remaining lot upon which the <br />house wil� remain will have 15,300 square feet. The minimum standard for <br />such a lot in the City of Roseville is 11,000 square feet. <br />3. You will note that the proposed lot line is 10 feet from the existing garage <br />as required by ordinance. <br />4. Inasrrwch as the density fflr the fwo lots combined is well within the City <br />minimum standards, it would seem that the propased division under the <br />existing circumstances is a reasonable one. Though the remaining lot <br />has but 17 feet of frontage on ihe cul-de-sac, the [of has 15,300 5quare <br />feet with a farge spacious yard 100 feet in depth from the lakeshore. The <br />homes in the area are of excellent qualit'y. The lot created for the construction <br />of the new home has an adequate depth (averaging 1 iQ feet) and a width <br />averaging 120 feet. <br />
