The property in question has 3]0 feet of frontage on the east side of Hamline <br />Avenue with a depih of 317 feet to the east line of the property, w�ich is <br />cantiguous to the City park to the easfi, The plat includes a proposed 10 feet <br />of additionc�i dedication for Hamline Avenue, reducing the depfh to 307 feet. <br />2. The applicant proposes #o divide the 3]0 foot frontage into three lots. The <br />northerly most lot would have 150 feet of frontage and wouid be occupied by <br />the existing house. The south lot line would be �0 feet from the existing <br />si-ructure. The remaining 160 feet of frontage is divided into two 80 foot <br />lots, The square footage of the 150 foot lot would be 46,150 square feet. <br />The area for each of the $0 foot lots would be 24,560 square feet. The minimum <br />for such lots in the Ci�y is 11,000 square feet with S5 feet of frontage. <br />3.
