The Long Cadil lac development occupies a parcel with 306 feet of <br />frontage alang Highway 36 and 651 feet of frontage along Prior Avenue. <br />The structure, begun in 1973 and completed this Spring, was designed <br />and built with the intent of projec�ing a quality image with a greater <br />emphasis on #he lack of "ciui'i'er" and excessive s'sgning on the building <br />that is sometimes normal to the car agency bus.�ness. <br />2. The properiy is zoned "8-3", fronting on an expressway (Highway 3b), <br />and thus according to the new sign ordinance would allow a sign equal <br />to 5°In of the front elevation area of fhe building, 5% of the elevation on <br />the side street (Prior Avenue) and a single pylan sign l75 square feet in <br />area with a maximum height of 3Q feet. The existing pylon idenfifying <br />the business has 10� square feet with a height of 25 feet, and thus, is <br />cansiderably under the maximum allowed for the single pylon sign <br />Qutharized . <br />3. The applicant proposes not to put any identification signs on the building <br />itself as would be aliowed by the Ordinance, ln view of i�his, he is requesting <br />permission to place one adckitionQl pylon sign near the southwesf corner of the <br />praperty (setback at 30 feet as required) with a sign area of �40 square feei' and <br />a height of 21 feet. <br />4. The existing sign identifies "Long Cadil{ac" ancf is located at the southeast <br />corner of the property (properly setbacic from the right-of-way). The proposed <br />sign would say "Cadillac--Used Cars". <br />
