Sketch) <br />Variance to Front Yard Setback for a Sign <br />1. The McDonald's Restaurant on Snel�ing Avenue in Rosevilie was the first McDonald's <br />franchise operation in Ramsey County. The sign that identifies the praperty was ' <br />built prior to the adoption of the zoning regulations in 1959 and was placed con- <br />tiguous fa the Front property line and at t�� norfih edge of the property. <br />2, The McDonald's franchise owners now propose fo remove the old sign and replace it <br />with a smaller one, setting this sign back 15 feef from the property fine. The new <br />sign is substantially smalfer than the original sign, and should materially improve <br />the aesthetics of the area when the installation is complete. <br />3, The Zoning Ordinance requires signs to be set back 3Q feet. The reason McDanald's <br />are suggesting 15 feef is that the sign for Mr. Donut is aliowed to be constructed <br />contiguous to the property line because of the iocation of the original McDonald's <br />sign. The sign to the north for Arby's Restaurant was held back ]5 feet. The signs <br />to the north o� thai for Color i"ile, the Steak House, and �he 8urger King are alI <br />set back the requirec! distance. <br />4. The size of the original sign is 2Q feet in width (maximum dimension) with 7 feet of <br />height on the sign panel, plus 12'6"of height for i-he arches aboye the sign panel. <br />The new sign will be 14'2" in its maximum width with 5'2" in the sign panel, plus <br />8' ]a" for the arches. The height of the new sign will be 24 �eet. <br />5. The new sign ordinance allows a maximum of 175 square feet of area and a height <br />of 25 feet. The area of the proposed sign, measuring the exposed surfaces only, <br />is approximately 89 feet. <br />fi. Obviously, McDonald's has a right to continue the exist.ing sign for an indefinite <br />period. We suggest that the reduction of the sign and the set#ing of the sign back <br />an additional 15 feet from the righi--of-way constitutes a significant improvement. <br />In view of the location of the signs to the norff�, it would seem appropriate for the <br />15 feet set back (the same as Arby's, the second establishment ta the nori�h). �arge <br />scale drawings of i-he o!d and new sign will be available at the hearing. <br />
