A sketch attached to this report shows the proposed division, lot frontages and
square. footage of the proposed lots.
2. Yau will note the easterly portion, which was divided to create a 95 foot iot
with 11,133 square eet of froni-age several monfhs ago. The rema inder of the
original two Eots (to the west) Eeft 227.9 feet of frontage with a single family
house Iocated as sown on the drawing by the rectangEe with the h.ouse number
12T9 on it.
3. The applicant propases now to divicie this remaining lot into two lots with 83 feet
of frontage {new center lot) and 144.91 feet of frontage for a lot to he occupied .
by the exi5ting house.
4. Square footage of the newl y created I at wi f I be ] 3,150 square feet, with the
square footage of the remaining lot (occupiec! 6y the house) having 14,900 square
feet approximately.
5. The minimum fronfage for irterior {ots (ofiher than corner) is 85 feet and the minimum
square footage is i 1,000 square feet. There are lots across the street from the
property in question varying from 65.16, 73.97, fo 90 Feet.
6. 7he division as proposed would leave the existing hose with the nrtheast corner
within approximately b feet of the newly created lot line. Inasmuch as this wii!
be a condition known to the buyer of the newly created lot (its already there), it
would seem ike this wiil nat be serious (a minimum setbacic is 10 fest), It would
seem as though the proposed division is a realistic handfing of the properties in
question versus maintaining a lot with 227 feet of frontage and an area of 2$,OQQ
square feet.
.
