Inasmuch as this wii! be a condition known to the buyer of the newly created lot (its already there), it would seem �ike this wiil nat be serious (a minimum setbacic is 10 fest), It would seem as though the proposed division is a realistic handfing of the properties in question versus maintaining a lot with 227 feet of frontage and an area of 2$,OQQ square feet. .
