The properiy measures 125 feef by 125 feet wifh easement <br />rights to 22 additional parkings stalls to the east of fihe site. <br />2. You wiil note from ihe sketch at the left that there existed a drive-way i-hrough <br />the easterly end of the 125 foot lat, ft is proposed to move this drive-way to <br />the epst, so as to have ihe access to the site (and to the old $partpn Building) <br />ta the east of all t�e parking so as to not have pers�ns going i�o and from the <br />parking area cros5ing fihis access route. <br />3. The applicant previously had approvecf by the Planning Commission and Council <br />a special use permit for this development. The a�aplicQnt, however, allowed the <br />special use permit to expire and is therefore reapplying� for the permit. <br />4. A large scale copy of the sifie plan will be availab[e qt the meeting, which <br />indicates the bui�ding to be set back 30 feet From fihe front property line <br />(Larpenteur Avenue) 25 feet from Fernwood Sfreet. This conforms to the setback <br />requiremerot in the "8-2" Zone. The proppsed sign wi11 be set back the required <br />30 feet, wil2 be 25 feet high and have an area of 97.82 square fee#, all of <br />which conforms to the new sign ordinance. The parking required for fhe buiEding <br />is 37 stal Is. A tata! of 38 stalls are provided. The indoor seating capacity of <br />the restaurant is 78 seats with 32 seats on the outside patio, making a total <br />of l i0 seats. The ordinance requires one car space for each three seats, producing <br />a requiremenfi of 37 stalls for the inside pnd outside seats together.
