<br />1 Sales Revenue Housing <br />Selling price of all for sale housing and rental ,property, if developed. See section <br />4.5(b). <br /> <br />2 Sales Revenue en (or estimated MV upon completion) <br />Selling price of all retail or mixed use commercial property. See section 4.5(b). <br /> <br />3 Sales Revenue Office (or estimated MV upon completion) <br />Selling price of all corporate office property. See section 4.5(b). <br /> <br />4 Land Sales <br />Selling price of all land owned by the development group. See section 4.5(b) <br /> <br />5 Other <br />Other revenues directly related to the redevelopment property. These would include <br />net lease revenues received on property before redevelopment, sale proceeds of any <br />personal property, interest earnings on temporary cash holdings from all sales <br />revenues or bond proceeds, etc. <br /> <br />7 Land and Building Acquisition <br />All costs related to redevelopment property acquisition and relocation. See section <br />4.5(a) <br /> <br />10 Site Preparation <br />All non-environmental related costs to make the site suitable for reuse. These would <br />include demolition of existing site improvements, grading, geotechnical, and any <br />professional services required to facilitate these costs. <br /> <br />21 Site Preparation. Environmental <br />All environmental related costs to make the site suitable for reuse. These would <br />include costs to prepare a remedial action plan (RAP), soil testing and remediation, <br />groundwater testing and remediation, cost of other items required by the RAP, and <br />any professional services required to facilitate these costs. <br /> <br />28 Public Improvements (Installation of Public Utilities) <br />All public improvement costs (except streets & sidewalks). These would include sewer, <br />water, ponding, trails, landscaping, etc. and any professional services required to <br />facilitate these costs. <br /> <br />37 Streets and Sidewalks <br />All costs related to construction of streets, sidewalks, curb & gutter, street lights, etc. <br /> <br />45 Construction Labor & Materials <br />Costs directly related to the building of all structures in the redevelopment area. <br /> <br />48 Indirect Construction Costs <br />Costs indirectly related to the building of all structures in the redevelopment area. <br />These would include personnel costs for supervision of construction, architect fees, <br />developer/construction fees, etc. These costs shall not exceed industry averages. The <br />redeveloper shall not charge a separate development or other similar fee. <br /> <br />59 <br />
