<br />N. T8X IncrAment. Annual tax increment generated from the TIF District has <br />been calculated at approximately $2,216,725 upon initial completion of all the <br />improvements. This estimate is provided on the attached Exhibit 17-D-1. Revenue has <br />also been projected for the duration of the TIF District and is shown on Exhibit 17-C. <br /> <br />O. Type of TIF District. The TIF District is, pursuant to Minnesota Statutes, <br />Section 469.174, Subdivision 10, a redevelopment district. <br /> <br />P. DIlrFltion of TIF District. The duration of the TIF District is expected to be <br />twenty-five (25) years from receipt of the first tax increment. The date of receipt of the <br />first tax increment is estimated to be July, 2008. Thus, it is estimated that the TIF <br />District, including any modifications for subsequent phases or other changes, would <br />terminate in the year 2033. However, if a partial tax increment payment is received in <br />July, 2007, the TIF District would terminate in the year 2032. <br /> <br />Q. FstimFltAd Impact on OthAr TFlxing Jurisdictions. The estimated impact on <br />other taxing jurisdictions assumes construction would have occurred without the <br />creation of the TIF District. If the construction is a result of tax increment financing, the <br />impact is $0 to other entities. Notwithstanding the fact that the fiscal impact on the <br />other taxing jurisdictions is $0 due to the fact that the financing would not have occurred <br />without the assistance of the City, Exhibit 17-E reflects the estimated impact of the TIF <br />District if the "but for" test were not met. Attached as Exhibit 17 -F is the "but for" <br />analysis. <br /> <br />R. Modific8tion of TFlX IncremAnt FinFlncing District 8nd/or TFlX InCrE=lmAnt <br />Financing Plan.
