<br />1) inaccurate, vague and incomplete application <br />a) what will be the name of the store? will it be called roseville properties management liquors? <br />b) in the space for applicants name and title, the title is not shown. <br />c) is the store manager's name misspelled? has the police department done a background <br />check under the correct name? <br />d) their articles of incorporation state they manage properties. does owning and operating a <br />liquor store come under that catagory? <br /> <br />2) when will construction begin on the store and when will the store open? <br /> <br />3) this is the last available license. there are a number of liquor stores in the proposed area for <br />this store. shouldn't the last one be placed in a different area? there are large areas of roseville <br />not being served by a nearby liquor store. <br /> <br />4) can the applicant transfer the license to a different location or to a different business entity? <br /> <br />5) if the application is approved, will the city then start a list of other people wanting a license and <br />will the licenses be considered in the order they are requested. <br /> <br />6) hypothetical question: if there were 7 licenses currently being used and someone applied for <br />the three remaining licenses, could they provide plans for three stores, build only one and hang <br />onto the other two licenses for one year, in order to keep out additional competition? <br /> <br />7) i assume there are many laws and agencies that regulate liquor stores. does the store manager <br />have any experience or education in this field? will he actually be working in the store or will <br />someone else be in charge of the day-to-day operations? <br /> <br />8) looking at roseville properties management's website, i don't see anything addressing liquor <br />store ownership and operation. why are they entering this field? <br />a) do they have experience in this field - are they hiring ourside consultants for this project? <br />b) do they have plans for additional stores? <br />c) generally when large companies decide to enter a totally new field, they do extensive research <br />beforehand. what kind of market research has been done by the applicant? why this particular <br />location? how long have they been working on entering this new field. <br />d) are any of their tenants liquor stores? will they be competing with their tenants? <br />e) it appears that when the applicant starts a new business venture, they create a new business <br />entity, but they don't appear to be doing that this time. why not? <br />f) there are a number of other liquor stores close to the proposed location for this store, so it <br />could take 4-5 years for this store to become profitable. is the applicant willing to provide funding <br />for that long a time period? if this liquor store becomes a cash drain for many years on the parent <br />company, will this negatively affect the twin lakes project? <br />
