Mr. Paschke, in his report even gives mention to a couple of their smaller <br />projects in this area ofRoseville, Hamline Terrace and Snelling Terrace Apartments. <br />Other properties within this area ofRoseville would include Hamline Shopping Center <br />and The Hamline Office Building located at 2845 Hamline Ave N. <br /> <br />I would like to see the property at 2959 Hamline developed in one of two ways: <br /> <br />I. As an Office Building consistent with the current wning of B-1 Limited Business. <br /> <br />Believe it or not this use would fit quite well with the existing area. It would be <br />the same type of use we have experienced over the past 30 + years. For years the <br />Hamline Office Building filled a need for local office space. Our tenants included <br />Doctors, Lawyers, Insurance Agents, Accountants, Financial Planers and many <br />other professionals. What we found over the years was that the vast majority of <br />our tenants lived within Roseville. With Presbyterian Homes now owning and <br />occupying 90% of the Hamline Office Building, there is a need for more office <br />space in this area. <br /> <br />2. In accordance with Roseville's Comprehensive Land Use Plan, LR- Low Density <br />Residential. Single family lots that meet the city's established criteria for: <br /> <br />A. Lot Area of 11,000sfinterior lot, 12,500sfcorner lot <br />B. Interior Lot width 85ft depth 110ft, corner lot width 100ft depth 100ft. <br />C. Maximum Lot Coverage 30% <br />D. FrontlRear Yard setback 30ft from prop. line <br />E. Side Yard setback Attached Garage/Principle Structures lOft from prop. <br />line. Corner Lot side yard setback 30ft from prop. line. <br />
