Schneider, Jr.:

As we approach Monday night's public comments then.~ are some items we would like to discuss \vith )/Otl
regarding the TimberCraft proposal. Trying to be a good potential neighbor of yours we have identified
some concerns you may have with the TimberCraft proposal and would like to have an opportunity to
discllss them in further detail.

We would like to offer the following to homeowners.

The bandshell would be eliminated and a small open sided picnic shelter would replace it.

Option A

Along your coml11on properly line of the Arona Village Green a split rail cedar fence installed at flO cost to
any homeowner who desires it. A t\VO rail fence is what we had in mind but would be willing to discuss
uther options. Our proposal has ahvays included re-foresting our side of common property line to provide
additional privacy for YOll.

To those homeowners whose property abuts Arona Street a 6' high (where allowed by code) cedar lattice
topped or maintaince free privacy fence installed at no cost to any homeowner who desires it. along your
propel1y line.

lhis might help reduce the impact of traffic on your property.

We have amended our site plan to eliminate the roadway that runs along the souths ide of the village green
to increase the green space. This will make the village green wider by another 60'. This \vill then route
most traffic to the south end of the development and motorists whose destination is south, east or nOliheast
would be more likely to exit the site via Terrace and Hamline rather than go use the roundabout and head
north on Arona.

Option B

Illis option takes our proposul one step further by eiiminuting the vehicle access from Arona Street
altogether. All tranic except for emergency vehicles would have to enter and leave the site via TerraCe and
Hamline Ave. Arona Street from County Road C2 would dead end at the north property line and we would
install grasspaveTM(\\\~~.-,-u.Jy..isib.Js;.~.Lructllrcs..~QJ'!'!') over the existing city right away on the Arona Village
property side for emergency vehicle access. We would still have pedestrian access to the site from County
Road C2 along only the west side of the existing Arona Street. This will require us to lose one interior
single-family lot so it can be used for shared guest parking for the residents of Arona Village.

I f the neighborhood I iked this option we would then remove our offer to install fencing along those homes
that abut Arona Street because there would not be any residential traffic coming into or out of the site.

Regardless of which proposal you chose, we will request from the city that Arona Street be barricaded
during construction so no construction traffic will be allowed to enter from the nOlih end of the property.
rhis entrance should remain blocked until there is a full build out (around 2.5 years) and would be only
upen to emergency vehicles.

" .,:;...p>>-TlOH OF ~ \.
I/'P(\~
~~~
visit our web site at:
www.timbercraftremodelinq.com
