<br />October 18, 2002 <br /> <br /> <br />Mayor John Kysylyczyn <br />Council Men1ber Greg Schroeder <br />Council Member Craig Klausing <br />Council Member Tom Kough <br />Council Member Dean Maschka <br />City of Roseville <br />2660 Civic Center Parkway <br />Roseville, MN 55113 <br /> <br />Re: Twin Lakes Development <br /> <br />Gentlemen: <br /> <br />Weare pleased and excited to have the opportunity to present to you preliminary concept drawings of our <br />planned Twin Lakes project. <br /> <br />This project will encompass approximately 60+ acres of land located in the northeast quadrant of 1- <br />35W/Cleveland Avenue and County Road C, and provide the appropriate gateway to the city from the west. <br /> <br />The project will be a mixed-use development c0111prising approximately 460,000 square feet of retail and <br />office space and 450 units of upper to middle income housing. This property will be described as a <br />fashionable lifestyle center with an integrated architectural theme throughout. It will bring to Roseville at <br />least 300,000+ square feet of new business and stores not currently located in the city. Similar projects in <br />the Twin Cities that would be comparable are Centennial Lakes in Edina, and Arbor Lakes located in Maple <br />Grove, and the Villages in Lino Lakes. <br /> <br />With a mix of retail, office, and residential uses, this new project will create a sense of community and have <br />a pedestrian-oriented feel that will be enjoyed by its residents and visitors. The retail and office space will <br />have the look and feel of a town square or village. Retail uses envisioned could include upscale <br />coffeehouse, restaurants, bookstore, bank, florist, art gallery and other high-end retail. <br /> <br />This project will be the l11ajor force in creating new jobs an engine to not only develop this 60 acres but <br />will also spur growth in the surrounding Twin Lakes Development and greater Roseville area. This <br />development will not come without a high cost.
