<br />2. The height of the structure shall not exceed three stories. <br /> <br />3. The Roseville Chrysler showroom addition shall be comprised ofthe specified <br />materials indicated on the elevation drawings dated June 2006, including EIFS, <br />metal panels, spandrel glass, and storefront glazing (windows and doors). <br /> <br />4. The south parking lot shall be protected by a concrete curb edge along the south <br />property line (adjacent to the Walser GMC Pontiac redevelopment) and the site <br />must include curb islands to help with aesthetics and storm water management. <br /> <br />5. The two sheds located on the premises shall be removed (accessory structures are <br />prohibited in the Business District). <br /> <br />6. The trash/recycling dumpsters located in the northwest corner of the site (directly <br />adjacent to Long Lake Road) shall be screened with a solid board-on-board fence, <br />a minimum of 6 feet in height, and include a screen gate. The applicant can work <br />with the City Planner on constructing a more permanent enclosure that is <br />constructed on concrete masonry units, brick, and/or other approved materials or <br />the applicant can opt to place all trash and recycling dumpsters within the existing <br />structure. <br /> <br />7. The applicant must work with staff for placement of curb islands to accommodate <br />circulation and storm water management on the site and the entire plan as <br />modified. <br /> <br />8. The applicant shall submit a landscape plan that includes deciduous and <br />coniferous trees, shrubs, and perennials. Specifically, there shall be landscaping <br />provided within all existing grass areas of the subject propeliy. An irrigation plan <br />shall also be submitted for review and approval by the Roseville Park & <br />Recreation, Community Development, and Public Works/Engineering <br />Departments. <br /> <br />9. All new freestanding and building wall signage shall meet the requirements of <br />S I 009 of the Roseville City Code. <br /> <br />10. Review and approval of the utility, grading, and storm water drainage plan for the <br />site by the Roseville Public Works Department and the Rice Creek Watershed (if <br />required) . <br /> <br />11. The CONDITIONAL USE PERMIT shall expire within 6 months after the <br />approval date (August 28, 2006) unless the applicant has been granted a building <br />permit. <br /> <br />2 <br />
