Of the two parcels adjacent to each other, one is <br />approximately 40,000 square feet and the other is approximately 37,000 square feet-both of <br />which are adequate under today's zoning and subdivision standards to bc subdivided into three <br />lots. Using the average of the surrounding parcels the 40,000-square foot parcel could be <br />divided in two and the 37,000-square foot parcel could not be divided at all. Within the <br />context of this neighborhood, these are exceptionally large parcels within this neighborhood, <br />but do to the coincidence that contiguous to each other the eastern parcel cannot be divided. <br /> <br />..
