EXTRACT OF MINUTES OF MEETING OF THE <br />CITY COUNCIL OF THE CITY OF <br />Pursuant to due call and notice thereof, a regular meeting of the City Council of the <br />City of Roseville, County of Ramsey, Minnesota, was duly called held at the City Hall on <br />Monday, the 23rd day of February, 1998, at P.M. <br />The following members were present: Goedeke, Mastel, Maschka, Wall, and Wiski <br />and the following were absent: None. <br />Council Member Wiski introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 9528 <br />RESOLUTION GRANTING A SETBACK VARIANCE AT <br />1227 LARPENTEUR AVENUE WEST <br />WHEREAS, Section of the Roseville City Code requires a side yard <br />setback of 10 feet and a rear yard setback of 20 feet for a building in a B3 zoning district; <br />WHEREAS, Jenkins has requested a variance to reduce the side yard <br />setback to zero feet and the rear yard setback to zero feet for the purpose of replacing an <br />existing 6’ x 32’ attached accessory steel building with a 7.5’ x 37’ addition to the principal <br />structure at 1227 Larpenteur Avenue West; and <br />WHEREAS, the Roseville Planning Commission conducted a public hearing on the <br />request on Wednesday, February 11, 1998, and recommended approval of the requested <br />variances; and <br />WHEREAS, the Roseville City Council received the Planning Commission’s <br />recommendation on Monday, February 23, 1998; and <br />WHEREAS, the Roseville City Council made the following findings: <br />Section 1005.01 (A) of the City Code requires a side yard setback of 10 feet and a <br />rear yard setback of 20 feet for a parcel in a B3 zoning district. The existing <br />principal structure is on the rear property line and setback 7.7 feet from the side <br />property line. The attached accessory steel structure is set back four feet from the <br />rear property line and one foot from the side property line. <br />The location of the existing building on the property, the substandard size of the <br />parcel (11,343 square feet), the location of trees and other landscaping materials <br />on the parcel, and the interior layout of the building creates practical difficulties for <br />constructing an addition anywhere on the parcel. <br />Resolution 9528 Page 1 of 2 <br />
