<br />4. The modification of the building as proposed is consistent with the City of <br />Roseville's Comprehensive Plan and Title 10 of the City Code (Zoning), <br />including the City's design standards. <br /> <br />NOW, THEREFORE BE IT RESOLVED by the City Council (the "council") of the City of <br />Roseville, Minnesota (the "City"), Ramsey County, Minnesota, that an amended <br />Planned Unite Development is hereby granted to Presbyterian Homes Housing and <br />Assisted Living, Inc., 2965 Lincoln Drive, Roseville, to increase the square footage of <br />the building proposed for the northwest corner from 26,500 square feet to 32,900 <br />square feet for the construction of are-designed 36-unit dementia facility, subject to the <br />following conditions: <br /> <br />1. The site must be developed in accordance with the plans submitted and <br />approved in conjunction with the request for an amendment to the <br />approved planned unit development (site plan dated 3/9/98; grading, <br />drainage, erosion control, & utilities plan dated 3/9/98; landscape plan <br />dated 3/9/98; building floor plan dated 3/9/98; and exterior building <br />elevations dated 3/9/98). Minor variations from the approved site plan <br />may be approved by the City's Development Review Committee, under <br />the direction of the Community Development Director; however, any <br />substantial departures from the approved site plan will require another <br />amendment to the planned unit development. <br /> <br />2. Final grading and utility plans must be reviewed and approved by the <br />Public Works Director. Since the impervious surface on the site will <br />increase, the applicant will need to contact the Rice Creek Watershed <br />District for permit requirements. <br /> <br />3. The erosion problem along the western edge of the property must be <br />corrected in conjunction with site development; the landscape plan (of <br />3/5/98) must be corrected as per staff recommendations of 4/27/98; safety <br />fencing must be installed along retaining walls if required by code. <br /> <br />4. The City Attorney and Finance Director are to review the amendment to <br />the PUD, and appropriate City staff are to update the College Properties <br />TIF Development Agreement in accordance with the amended site plan <br />and amended PUD. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Council <br />Member Wiski and upon vote being taken thereon, the following voted in favor thereof: <br />Wiski, Goedeke, Maschka, Wall <br />and the following voted against the same: Mastel <br /> <br />WHEREUPON said resolution was declared duly passed and adopted. <br /> <br />Resolution 9540 - Page 2 of 3 <br />
