Corridor Development Initiative (CDI)
City of Roseville
December 20, 2012
Overview:
The Corridor Development Initiative (CDI) is a proactive planning process to assist the
planning and development of higher density projects, including affordable housing and mixed-use
projects along major corridors, with access to transportation op
job opportunities. CDI fosters an exciting partnership among neighborhoods, city government, and
a technical team of development consultants, design experts, and
opportunities with neighborhood and city goals and raises the le
redevelopment issues. In 2007 the Corridor Development Initiative received the National
Planning Excellence Award in a Grassroots Initiative presented by the APA.

The Corridor Development Initiative works with governmentand community partners to field a
team that reaches out into the neighborhoods ahead of project design and development. CDI offers
neighborhoods the opportunity to:
Gain access to technical resources for identifying or assess development opportunities.
Influence public policy and planning priorities around redevelopment.
Co-create educational workshops on development and housing options.
Strengthen the communitys design and development literacy.
Articulate development objectives that meet community and city g
by market realities.
The results &
Development objectives that offer a range of options that fit with the neighborhood character and
are informed by market feasibility are endorsed by community partners, generating real enthusiasm,
thereby promoting a win-win framework and reducing developer risk. Neighbors build knowledge
about the economics of development and how to leverage community values into future
development projects. They are more aware of market realities and the trade-offs needed to create
financially viable development options. The process seeks to create market-based development
objectives/guidelines that are endorsed by the community partners and are compatible with city
goals and neighborhood interests. Once development objectives are created, the project areas can
be promoted to interested developers.

The Initiative shows the importance of getting residents meanine
future of their neighborhoods. Any community looking for a new way to resolve controversial
neighborhood redevelopment and infill issues should consider using this as a model.
APA Awards Jury Chair Carol Rhea, AICP
Proposal for the City of Roseville
01/10/13
