Our plan conforms to the LDR-1 zoning <br />requirements; therefore we have no request for a zoning change. <br />Site Analysis: <br />The site is bordered on the south by Millwood Avenue, and on the north, east and west by <br />single family homes. There are no existing structures on the site. <br />Street/Rikht-of-WayDesi,-n: <br />"Josephine Heights" proposes a fifty foot right-of-way, entering a one hundred foot right- <br />of-way radius cul-de-sac. After discussion with City staff, we propose the fifty right-of- <br />way, with a twelve foot front yard drainage & utility easement and no parking on one <br />side of the street for the purpose of allowing five feet in the rear yard for the lots with the <br />infiltration basin. <br />"Josephine Heights" proposes to have a public cul-de-sac street with center island for <br />landscaping and a entry monument. All streets will be constructed to the City of <br />Roseville standard street section. <br />Utility Services: <br />City sanitary sewer and water are currently available to serve the site.
