that if the developer digs out and fills the lots,we may face even more severe drainage problems than
we currently do.
Section 5.3 of the RPCA indicates that Roseville Public Works Department staff has been working with
the applicant to address the requirements related to grading and drainage. Due to the severity of
drainage problems faced by the neighborhood,it is our hopes that the residents along Millwood Avenue
will be privy to those discussions and plans as they develop to insure that the needs of our properties
are properly addressed.
Section 5.4 addressing traffic flow along Millwood Avenue indicates that Millwood Avenue should be
able to absorb the addition traffic from the proposed 6 additional households. As a residential street,
Millwood Avenue is already a busy route to the background neighborhoods. We have had ongoing
concerns with this that have been addressed by the city numerous times ranging from Variable Speed
Display Boards, police patrol and proposals of speed bumps on the street.
Another concern relates to City Code 1011.04. The City's Tree Preservation and Restoration in All
Districts reflect many provisions that are not addressed by the preliminary plat drawing. The
preliminary plat drawing does not reflect any of the neighboring trees adjacent to the proposed land to
be developed. in addition to the many trees in the northern most part of our yard, we have two mature
Cottonwood trees that are adjacent to the proposed development whose critical root zones were not
identified on the preliminary plat drawing. One's circumference measures 8.4 ft(19 feet away from the
property line)while the other's circumference measures 12.75 ft(7 feet away from the property line).
important por ant t Tree the Preservation Restoration
the allows for
our property be assessed and address d it is the
importan#that the critical root
applicant is able to move forward with their application.
We appreciate your time in reviewing these issues and welcome the opportunity to discuss them
further. Please feel free to contact us at 651-481-9810(home),651-783-2184(Jody cell)or email us at
maroonmce n.com.
Thank you.
Greg and Jody McElroy
905 Millwood Avenue
Roseville,MN 55113
