i. Build To Area <br />A) Refer to Regulating Plan Map (Figure 1005-1) <br />for location of the Build To Area. Building <br />may be placed anywhere within the parcel, but <br />building placement is preferred in the Build To <br />Area. <br />B) Building placement is preferred in the Build <br />to Area. If a building does not occupy a Build <br />To Area, the parking setback must include a <br />required landscape treatment consistent with <br />Sections 4 and 5 below. <br />C) On Flexible Frontage sites located at or near <br />pedestrian corridors or roadway intersections, <br />where building placement is not to be in the <br />build-to-area, the City will require additional <br />public amenities or enhancements including, <br />but not limited to, seating areas, fountains or <br />other water features, art, or other items, to be <br />placed in the build-to area, as approved by the <br />Community Development Department. <br />ii. Undeveloped and Open Space <br />A) Lot coverage shall not exceed 85%. <br />B) Undeveloped and open space created in front <br />of a building shall be designed as a semi-public <br />space, outdoor seating, or other semi-public <br />uses. <br />b.
