•
•
The size of the proposed structure and pavement area must not exceed that
illustrated in the site plan provided with this application, or must conform to the
size and configuration agreed upon by the applicant and Variance Board at the
January 3, 2007 public hearing if that is different than the original proposal.
b Measures must be taken to provide on-site mitigation of the storm water runoff
from the marginal impervious surface area. Such mitigation measures may
include directing rain gutters toward the interior of the lot, installing a"rain
garden" filtration basin, or some combination of these or other measures as
approved by the City Engineer.
The variance shall expire within 6 months of the approval date if a building
permit is not issued for the respective site pursuant to l 013.03 of the City Code.
7.0 SUGGESTED ACTION:
7.1 ADOPT VARIANCE BOARD RESOLUTION 51 (APPROVING OR) DENYING
THE REQUESTED VARIANCES to Section 1004 that would allow the proposed
residential addition at 1311 Ryan Avenue, based on the comments and findings of
Section 5 of the project report dated December 6 2006.
8.0 NEXT STEPS:
8.1 The decision of the Variance Board is final unless an appeal is filed. The appeal period
remains open for 10 days from the date of the decision, and an appeal may be made either
by the applicant or by another Roseville property owner.
8.2 An appeal must be submitted in writing to the City Manager by NOON on January 15`n,
2006 for a hearing before the City Council.
8.3 If no appeal is filed, a building permit may then be issued, and Community Development
staff will mail the resolution approving the variance to Ramsey County for recording
against the subject property.
Prepared by: Associate Planner Biyan Lloyd (651-792-7073)
Attachments: A: Area map
B: Aerial photograph
C: Site/area photo
D: Applicant narrative
E: Proposed Site Plan
F: FI: Draft of Variance Board Kesolution #51 (Denial) &
F2: Draft of Variance Board Resolution #51 (Approval)
NF07-003 RVBA 010307
Page of
